In my opinion, Ms. Green led the sisters to believe that she had the authority to sublet the apartment to them.
It is possible that the sisters will not be able to collect the judgment against Ms. Green.
I told the sisters that in that event they should consider bringing a Small Claims case against Harry, the landlord, on the ground that he gave Ms. Green the authority to do what she did, and that they lost their one year lease as a result.
I cautioned them that the landlord may countersue Ms. Green and them for the three months’ rent and the security. If that occurs, they will need a lawyer.
